Bohannon Fiscal Impact & Feasibility Analyses and Strategic Planning Support

BEI has worked with the Bohannon Organization since the early 2000s providing support on a number of planning and development projects including evaluating land use zoning changes to the M2 District in Menlo Park, evaluating the fiscal impacts of the Menlo Gateway project in Menlo Park, and evaluating reuse options for the Hillsdale Shopping Mall in the City of San Mateo.

As an example, BEI assisted in analyzing the fiscal impact of a proposed 700,000 sq. ft. office project with a 230-room Marriott and a Renaissance Club Sport hotel with a gym, spa, and daycare center. Teaming up with Richard Berkson, BEI prepared a financial feasibility study for the project.

BEI tested whether the hotel alone was financially feasible, how much office space was needed to support the hotel and overall project feasibility and rate of return. This data was used to negotiate the terms of the development agreement and annual payments to offset perceived impacts.
